  • Fines of up to €37,500 imposed by the DGCCRF for incorrect information in reports, particularly the DPE.

A number of major changes are expected for property diagnostics in 2025:

1. Mandatory energy audit for E-rated properties

From 1 January 2025, an energy audit will be compulsory for the sale of single-family homes and blocks of flats classified as E in the Energy Performance Diagnostic (DPE). This measure extends the obligation that has already been in place for properties rated F and G since 2023.

2. End of validity of old ECDs

All ECDs produced before the reform of 1 July 2021 will become obsolete on 1 January 2025. A new DPE, in line with the conditions in force since July 2021, will be required for all property transactions.
