our agency fees are clearly indicated on each advert and set out in the mandate.
They include all our support right up to the signing of the contract.
1) Why agency fees?
Our fees cover the work we do to secure and accelerate your project: valuations, property presentation, multi-channel distribution, qualification of requests, targeted visits, negotiation, preparation of the file (sale or rental), coordination with notaries/contractors, and support through to signature.
Our aim: to help you save time, sell or rent at the best price and in complete security.
💡 Please note: in the case of an exclusive mandate, we apply reduced agency fees of 5% inc. VAT for any property over €100,001 (instead of 6%).
2) Who pays the costs and when?
Sale: depending on local practice and the agreement in the mandate, the fees may be payable by the seller (most frequently) or by the buyer.
In all cases, the amount and the portion of the fees charged are specified in the mandate and displayed in the advert (price FAI – “agency fees included”).
Fees are only payable on signature of the final deed of sale.
Rental: the breakdown of fees complies with current regulations (preparation of file, visits, drafting of lease, inventory of fixtures).
Details are announced before any visit and included in the contract. Fees are not due until the lease is signed.
Rental management: our management fees are monthly or quarterly, calculated on the rent collected, depending on the package chosen.

2️⃣ Fees for visits, compiling the file and drafting the lease:
- 10 € incl. VAT / m² payable by tenant
- 10 € incl. VAT / m² payable by lessor
3️⃣ Fees for the initial inventory of fixtures:
- 3 € incl. VAT / m² payable by tenant
- 3 € incl. VAT / m² payable by lessor
➡️ No fee for the inventory of fixtures on departure.
🔹 Rental management fees
- 7.2% incl. VAT per month on rents received.
4) What our sales fees actually cover
- Justified estimate (market analysis, sales scenarios)
- Pre-marketing: value enhancement advice, home staging
- Marketing: professional photos, video, 2D/3D plans, virtual tours, storytelling
- Distribution: portals, social networks, buyer database, inter-agencies
- Qualification & visits: screening, organisation, reports
- Negotiation & closing: bid strategy, securing price and deadlines
- Legal & notarial: verifications, compromise, follow-up until signature
5) Rental and property management fees
We take care of: rental estimates, photos, distribution, pre-selection, visits, solvency study, drafting of the lease, inventory of fixtures, administrative and technical monitoring.
The ceilings and breakdowns comply with the regulations and are announced at the outset.
Rental management includes:
- collection and release of rent,
- dunning and indexing,
- monitoring work and claims,
- owner reporting,
- tax assistance.
